Zoya Developments has launched Elinor, a residential project valued at AED110 million in Dubai South, the company said in a statement. The development represents the firm’s third scheme in the district and forms part of its strategy to expand across Dubai’s emerging growth corridors. Dubai South continues to attract interest through major infrastructure investments, enhanced transport links and the ongoing expansion of Al Maktoum International Airport.
The area recorded AED16.1 billion in property sales during 2024 and more than AED15 billion in the first five months of 2025, according to a Betterhomes analysis. Rents in Dubai South jumped 20 percent in 2025 while prices have climbed an average of 25 percent since the airport upgrade announcement, an Economy Middle East report indicated. Property values in the district are projected to rise by an additional 15 to 20 percent in the near term as the AED128 billion airport expansion advances.

First Palm Properties will serve as the exclusive channel partner for the launch while Maple has been appointed as project consultant, the company said. Zoya Developments maintains a growing portfolio that includes Nuve in Dubailand, Calisi and Miorah in Dubai South plus Elanora in Dubai Industrial City, its website shows. The firm entered the Dubai market in 2024 as an Indian-origin developer with an initial planned investment of $544 million across multiple projects.
