The Dubai Land Department has released figures showing 7,981 plots of land changed hands for a total of Dhs125 billion between January and July 2026. These land transactions accounted for just 8 percent of the 99,900 overall real estate sales completed during those seven months. Yet they made up 39 percent of the Dhs321 billion in total real estate sales value, highlighting the outsized economic impact of land acquisitions.
According to the department, the monthly average stood at approximately 1,140 land sales transactions worth Dhs17.8 billion. This steady pace indicates that real estate developers have maintained a strong focus on securing sites for future projects amid robust demand for residential and commercial space. The activity forms part of a broader market expansion that has seen the sector build on previous years’ gains.
Data from the Dubai Land Department placed Me’aisem 2 at the top of high-value land sales areas with Dhs10.4 billion from 544 transactions. Al Yalayis 5 followed with Dhs7.14 billion across 907 deals while Al Ruwayyah 1 ranked third with Dhs6.3 billion from three large transactions. Palm Jebel Ali generated Dhs5.7 billion from 140 sales, the department’s ranking showed.
Further down the list, Umm Suqeim 1 recorded Dhs4.6 billion from 30 transactions and Al Yalayis 1 added Dhs4 billion from 177 deals. Me’aisem 1, Sheikh Mohammed Bin Rashid Gardens, Palm Jumeirah and City of Arabia rounded out the top 10 with values ranging from Dhs3.2 billion to Dhs2.25 billion, according to the department.
The latest statistics arrive as the emirate’s real estate market sustains its upward trajectory. The Dubai Land Department reported that full-year transactions for 2025 surpassed Dhs917 billion across more than 270,000 deals. That performance marked a 20 percent increase in value from the prior year, the department said.
In 2024, the sector achieved Dhs761 billion in transaction value with 226,000 sales, figures from the Dubai Land Department indicated. The current year’s seven-month land sales alone approach levels that contributed to those annual totals in earlier periods. Such data underscores the continued appeal of Dubai as an investment destination for property development.
