Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group that is fully managed by Reportage Group, announced the launch of The Wadi on September 18. The mixed-use community occupies a plot of approximately 140,700 square metres along Yas Canal, according to a statement distributed by the Emirates News Agency. The development will combine residential, retail, leisure and hospitality components under a single master plan that draws on the UAE’s natural and cultural heritage.
The project encompasses 3,950 residential units including studios as well as one-, two- and three-bedroom apartments. It will also incorporate commercial outlets, recreational and sports facilities together with a hotel, the developer said. The first phase has initially released around 700 homes across two buildings, with sales commencing immediately upon the launch.
Unit prices begin at Dh850,000 for studios and extend to approximately Dh7.5 million for larger configurations, Khaleej Times reported after the opening. Approximately 350 to 360 units were sold within hours, while studios in the initial phase were already fully subscribed. The scheme is divided into two phases, with overall completion expected to require 55 to 60 months.
All parking and vehicular facilities will be placed underground, enabling the surface level to remain largely free of cars and dedicated to greenery, water features and pedestrian movement. Residents will be able to walk, cycle and run along a six-kilometre route without encountering surface traffic, the developer stated. This layout creates direct contact with natural elements including trees, grass, water and the canal itself.
Andrea Nucera, managing director at Cosmo Developments and group managing director at Reportage Group, described the project as an evolution in the company’s approach to community development. “THE WADI reflects the evolution of Reportage and our approach to developing mixed-use residential communities that respond to their location, the needs of residents and the evolving expectations of the market,” Nucera said in the statement. The concept promotes a grounded, reflective and connected lifestyle inspired by the emirate’s heritage.
Yas Island has become a focal point for Abu Dhabi’s residential growth, with the corridor between Al Raha Beach and established leisure destinations attracting multiple new projects in recent years. A prior Aldar Properties apartment community on the island sold out within days of launch and generated more than Dh1.3 billion in sales, according to project records. The Wadi adds to supply in a location roughly five minutes by car from Zayed International Airport and within easy reach of central Abu Dhabi.
