Aldar Properties announced that sales from the simultaneous launches of Talay and Yas Riva Reserve exceeded AED5 billion, reflecting robust interest in premium family-oriented homes on Saadiyat and Yas islands. The developer released buyer data alongside the sales total, showing first-time Aldar customers made up 54 percent of the transactions. According to the company’s statement, the results come as Abu Dhabi hosts the inaugural Liveability and Investment Exhibition, which focuses on long-term economic value driven by quality of life factors.

Talay serves as the first residential community inside the AED100 billion Marsa Al Saadiyat waterfront masterplan that will eventually accommodate more than 58,000 residents once fully built out. Yas Riva Reserve comprises a gated villa enclave along the northeastern waterfront of Yas Island, linked to the island’s attractions by a new bridge that enhances connectivity. Both projects incorporate linear parks, pocket gardens and family-focused amenities designed around contemporary indoor-outdoor living, the developer stated.

Aldar figures show UAE nationals accounted for 31 percent of buyers across the two projects while expatriate residents and overseas purchasers represented 69 percent. Buyers from the United Kingdom, Russia, Jordan and India ranked among the top nationalities by sales volume after UAE clients. The company also reported that female buyers made up 30 percent of the total and 55 percent of all purchasers were under the age of 45.

Jonathan Emery, chief executive officer of Aldar Development, said, “Abu Dhabi continues to strengthen its position as one of the world’s most attractive places to live, invest, and build for the long term, supported by an exceptional quality of life and a clear vision for sustainable growth.” The executive’s remarks were included in the statement distributed by Emirates News Agency. Emery tied the sales success to the emirate’s sustained appeal among both local and international clients.

The September launches add to Aldar’s development sales of AED12.1 billion recorded during the first half of 2026, a period when international and expat buyers contributed 80 percent of UAE project transactions according to the group’s July financial disclosure. Aldar has maintained a pipeline of new releases across Abu Dhabi in response to consistent market demand for residential product. Its full-year 2025 sales reached a record AED40.6 billion, representing 21 percent growth from the prior year with UAE developments accounting for the majority of volume.

Yas Riva Reserve extends the momentum from the original Yas Riva community that Aldar launched in 2024 and sold out within a single day for more than AED1.4 billion. The newer gated offering includes 292 four-, five- and six-bedroom villas with 45 units enjoying direct waterfront access and potential for private boat mooring. Aldar has positioned both Talay and Yas Riva Reserve as extensions of the distinct characters of Saadiyat and Yas islands through tailored residential designs and supporting infrastructure.
