Zoya Developments said in a press release that the groundbreaking on Elinor by Zoya marks another milestone in its swift expansion across Dubai’s residential sector. The developer entered the emirate’s market in 2024 and has assembled launched and pipeline projects with a combined value of AED 1.2 billion in just two years. This rapid progression from sales to construction on Elinor reflects the company’s operational pace and focus on key growth areas such as Dubai South.

According to the release, Elinor generated strong demand from end users and investors alike, with all units sold in less than two weeks through an exclusive partnership with First Prime Properties. The AED 104 million development comprises 102 fully furnished apartments consisting of 48 studios and 54 two-bedroom units. Construction on the project commenced less than two months after its initial launch, with handover scheduled for the third quarter of 2028.

The press release distributed via Zawya outlined that Elinor offers contemporary design with functional layouts, refined interiors and a range of lifestyle amenities including an infinity pool, gymnasium, rooftop lounge, children’s play area and electric vehicle charging stations. Dubai South continues to serve as a primary expansion corridor for the company, which has already initiated construction on other projects in the district such as Calisi. The latest step adds Elinor to more than 10 projects either launched or in development across several emerging locations.

Zoya Developments forms the Dubai arm of India’s Columbia Group, which maintains more than 14 years of real estate experience and has delivered over 100,000 units through its broader operations. Upon entry into the Dubai market the group outlined plans to commit AED 2 billion in investments over three years. Its portfolio now spans districts including Dubai South, Dubai Land Residence Complex, Dubai Industrial City, Al Furjan and Wadi Al Safa 5.

Earlier projects have followed similar trajectories of quick sell-outs and prompt construction starts, contributing to the AED 1.2 billion total that encompasses both completed launches and those still in the pipeline. The company maintains registration with the Dubai Land Department as a qualified developer. Its approach emphasises fully furnished residences tailored to buyers and investors seeking modern living options in well-connected parts of the city.

The addition of Elinor underscores Zoya Developments’ strategy of concentrating on high-potential growth zones supported by infrastructure including proximity to Al Maktoum International Airport and Expo City Dubai. Market interest has remained robust for such mid-rise residential offerings that combine convenience with investment potential. The press release noted that all aspects of the project align with evolving expectations for quality residential space in Dubai’s southern districts.
