The Sharjah Real Estate Registration Department reported that the emirate’s property sector recorded transactions worth AED46.8 billion in the January-to-September period, a 5.6 percent increase from the same span a year earlier when the total stood at AED44.3 billion. That activity encompassed 91,560 deals overall, up 14 percent from 80,320 transactions in the prior comparable period, with residential properties accounting for the majority of sales. The department’s data further detailed 24,749 sales transactions valued at AED35 billion across 216 areas that covered 138 million square feet, while mortgage registrations reached 3,839 deals worth AED10.2 billion involving 31 financing entities.

Of the 9,891 new investors welcomed in the first nine months of 2026, the Sharjah Real Estate Registration Department figures show that 4,526 came from countries outside the Arab world and the GCC, followed by 2,494 from Arab nations, 2,453 UAE nationals and 418 from other GCC states. These newcomers joined an already diverse buyer pool that traded across residential, commercial and industrial segments, underscoring sustained demand even as the market expanded its project pipeline. The department noted 22 new real estate projects registered during the period spanning those same categories.

UAE citizens led investment activity with AED22.4 billion in trades tied to 31,250 properties, the Sharjah Real Estate Registration Department assessment found, while investors from other foreign countries generated AED14.1 billion across 6,732 assets. Arab-country buyers contributed AED7.8 billion through 6,692 transactions and GCC investors added AED2.5 billion from 1,451 properties, producing a combined total that matched the reported AED46.8 billion figure. The breakdown highlights the breadth of participation that has helped the emirate maintain momentum in its real estate sector.

Among expatriate groups the department identified Indians as the largest by both value and volume with more than AED6.8 billion in deals and 2,914 properties traded, placing them second overall after UAE nationals. Syrian investors followed with nearly AED2 billion and 1,738 properties, ahead of Pakistanis at AED1.56 billion, Jordanians at AED1.21 billion and Iraqis at AED1.17 billion, according to the same registration data. Such patterns reflect the appeal of Sharjah’s offerings to a wide cross-section of international buyers seeking opportunities in a regulated environment.

Since an Executive Council resolution in 2022 the number of projects approved for freehold ownership by non-citizens has climbed to 52, the Sharjah Real Estate Registration Department reported, including eight new approvals secured through the end of September 2026. That expansion of ownership options has coincided with broader legislative adjustments designed to draw capital while supporting urban development goals. The department registered the additional projects across residential, industrial and commercial uses as part of efforts to create integrated environments for both residents and investors.

Abdul Aziz Ahmed Al Shamsi, director general of the Sharjah Real Estate Registration Department, said the addition of nearly 10,000 investors from a broad range of nationalities reflected the strength of Sharjah’s investment environment and confidence in its property market. Al Shamsi pointed to the diversity of nationalities and the scale of capital inflows as evidence of the market’s reliability. The director general’s comments accompanied the release of the nine-month performance summary that captured activity through the end of September.
