The Sharjah Real Estate Registration Department reported a total trading value of Dh29.5 billion for the first six months of 2026, with UAE investors contributing Dh14.9 billion or 50.6 per cent of that amount across 22,599 properties and involving 9,655 buyers. Department figures show these UAE participants represented a cornerstone of activity in the emirate’s property sector during the period. The data further indicated that male investors drove 72 per cent of the property acquisitions by count and 75.3 per cent by value within the UAE cohort, while females accounted for the remaining 28 per cent and 24.7 per cent respectively.

Among Emirati investors specifically, males held 59.3 per cent of ownership transactions compared with 40.7 per cent for females, according to the department’s breakdown. The report placed additional emphasis on age demographics, revealing that male buyers aged 35 and above captured 65.5 per cent of properties and 72.5 per cent of value in their bracket. Those in the 36-53 age range represented 71.2 per cent of deals and 73.3 per cent of value, with the 54-and-over group accounting for 77.6 per cent and 78 per cent.

The department’s specialised statistical report attributed the strong UAE participation to sustained confidence in Sharjah’s property offerings and the emirate’s broader development policies. Abdulaziz Ahmed Al-Shamsi, director-general of the Sharjah Real Estate Registration Department, stated that the results reflect the success of Sharjah’s development approach. Al-Shamsi highlighted the role of guidance from His Highness Dr Sheikh Sultan Bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, as well as support from H.H. Sheikh Sultan Bin Mohammed Bin Sultan Al Qasimi, Crown Prince, Deputy Ruler of Sharjah and Chairman of Sharjah Executive Council.

Department data placed the overall market growth at 9.3 per cent in transaction value compared with the first half of 2025, when the emirate recorded lower aggregates, alongside a 23.7 per cent rise in total transactions to 59,460. The Real Estate Registration Department handled these deals across key areas, with leading zones including Muwaileh Commercial, Al-Belaida and Al-Khan contributing significant volumes. Such expansion aligns with patterns seen in prior years, where the department similarly tracked rising activity through periodic statistical releases.

The Sharjah Real Estate Registration Department has consistently published such investor analyses to inform stakeholders about market composition and trends. Its latest report underscores the dominance of local and national buyers amid a diverse pool that includes other nationalities. Officials at the department continue to monitor these dynamics as part of ongoing efforts to document the sector’s performance.
