Zoya Developments has begun construction on Elinor, its AED 104 million residential project in Dubai South, the developer announced in a statement distributed via Zawya on October 15, 2026. The move comes less than two months after the entire project sold out in under two weeks, underscoring demand in one of the emirate’s fastest-growing districts. Elinor marks the company’s third development in Dubai South and forms part of a portfolio that has reached a cumulative value of AED 1.2 billion since Zoya entered the Dubai market two years ago. Handover of the scheme is planned for the third quarter of 2028.
The sell-out followed completion of all key pre-sales requirements, including establishment of the escrow account and execution of sales and purchase agreements, according to the company’s August statement on Zawya. Zoya Developments partnered with First Prime Properties as exclusive sales agent for the launch, with the firm’s CEO Ali Al Dahari credited for strategic execution that helped secure the rapid result. The achievement reinforced the developer’s standing in delivering residential offerings that appeal to both local and international purchasers in expanding urban areas.
Elinor comprises an estimated 102 units mixing studios and two-bedroom apartments, designed with modern lifestyle elements such as electric vehicle charging stations, visitor parking and adjacency to a park. The location provides convenient access to Al Maktoum International Airport within 10 minutes, Expo City Dubai in a similar timeframe and Dubai Parks and Resorts about 20 minutes away, according to project details carried on Propsearch.ae. Construction progress now shifts the development from off-plan status toward its scheduled 2028 completion.
A Zawya assessment published on October 8, 2026, found that Dubai South recorded 7,306 off-plan apartment transactions in the first half of the year, more than double the volume in the next most active district. The same report highlighted over AED 13 billion in current airport-related project packages under execution at Al Maktoum International Airport, with a further AED 55 billion in major contracts anticipated by the end of 2026. Arabian Business data from early October placed Dubai South as the top residential transaction location in the third quarter, with 5,165 deals completed at an average AED 1,690 per square foot.
Active in the UAE since 2011 with Dubai Economic Department licence 1277535, Zoya Developments has committed more than AED 2 billion in total investment across its projects, a company overview on Propsearch.ae stated. The developer launched Elinor in July with an initial stated value near AED 110 million before recording the AED 104 million sell-out figure. The portfolio includes multiple other residential schemes either launched or under development in Dubai this year.
Imtiaz Khan, managing director and co-founder of Zoya Developments, said in the August statement, “Selling a AED 104 million development in less than two weeks is a significant milestone that reflects the strength of our product, the trust of our investors, and the dedication of our sales partners.” The company extended appreciation in that release to Ali Al Dahari and the First Prime Properties team for their role in the outcome. Shoaib Khan, chief executive officer, earlier described Dubai South as evolving into a key residential and investment destination supported by infrastructure and market demand.
