CBA Real Estate announced the completion of a Dhs14.925 million transaction at Bulgari Resort & Residences Dubai that achieved roughly Dhs9,821 per square foot, placing the deal among the development’s highest recorded rates on a price-per-square-foot basis. The brokerage, which maintains billions of dirhams worth of exclusive inventory across premium communities, said the sale underscores its growing influence in Dubai’s luxury market through deep seller relationships and targeted buyer networks. Kamile Maseviciute brokered the transaction, drawing on established connections within the Bulgari owner community to match the property with active purchasers before it reached wider availability.
According to a statement from the company, Salman Bin Ali highlighted the advantages of controlling substantial exclusive stock in competitive locations. “Our strength comes from the depth of our inventory and the network surrounding it,” Bin Ali said. “CBA holds billions of dirhams in exclusive inventory, which gives our buyers access to opportunities they may not find elsewhere. At the same time, brokers and companies come to us because they know we are close to sellers and control genuine stock.” The CEO added that expanding such inventory allows the platform to deliver value across sellers, buyers and intermediary brokers seeking specific assets.
Property data platform Propsearch.ae lists more than 50 recorded sales for units within Bulgari Resort & Residences Dubai during the current year, with per-square-foot prices varying by unit type and size from under Dhs3,000 to more than Dhs8,000 in recent closings. The latest transaction brokered by CBA Real Estate exceeds several of those benchmarks, reflecting continued demand for ultra-prime residences on Jumeirah Bay Island. Maseviciute described the Bulgari segment as one that rewards longstanding market relationships over broad marketing campaigns.
“Bulgari is a very relationship-driven market,” Maseviciute said. “You need to stay closely connected to owners, understand which buyers are genuinely active and know what is happening before opportunities become widely available. That connectivity helped us position the property correctly and bring the right parties together.” The brokerage continues to expand its exclusive listings while allocating resources to technology, market analytics, investment advice, legal conveyancing and property management services.
In the announcement, Bin Ali emphasised the platform effects created by deeper control of quality stock. “The stronger our exclusive inventory becomes, the more value we can create for everyone around the platform,” he stated. “Sellers gain access to a larger pool of serious buyers, buyers gain access to stronger stock, and brokers know they can come to CBA when their client needs something specific.” The transaction forms part of CBA Real Estate’s broader effort to solidify its role in Dubai’s high-end residential sector, where ultra-prime assets continue to attract international capital amid limited supply in signature developments.
