Dubai Land Department data released on October 27 showed land plot sales reached Dhs146 billion through 10,770 transactions from the beginning of 2026 up to October 26. Residential plots accounted for 61 percent of the value at Dhs88.6 billion via 7,545 deals that represented 70 percent of total volume. Commercial land sales contributed Dhs57.2 billion or 39 percent of the value from 3,225 transactions that made up 30 percent of the count according to the department’s figures. The authority’s statistics confirm residential land as the leading category in both transaction numbers and monetary contribution during the period.
According to the department’s breakdown Maissem Second led all areas with Dhs10.7 billion from 557 transactions. Al Yelayes 5 ranked second at Dhs7.4 billion across 942 deals followed by Nakheel Jabal Ali with Dhs7 billion in 165 sales. Al Ruwaiya First generated Dhs6.3 billion from three transactions while Umm Suqeim First added Dhs4.6 billion through 30 plots the same data set showed.
An earlier Dubai Land Department update reported via Al Khaleej in August placed land sales at 7,981 plots worth Dhs125 billion in the first seven months of 2026. The additional activity through late October pushed both volume and value higher in line with sustained developer demand for future project sites. A fäm Properties review of full-year 2025 data placed plot transactions at 4,388 worth Dhs125.93 billion indicating the current year’s pace exceeds the prior annual total.
V Capital’s September 2026 market report recorded 231 land sales worth Dhs3.82 billion within a broader monthly total of 11,340 property transactions valued at Dhs29.7 billion. That monthly land contribution represented nearly 13 percent of September’s overall value the consultancy assessment found. DXBinteract analysis of third-quarter 2026 placed plot sales at 519 deals worth Dhs10.63 billion as part of 29,912 total property transactions valued at Dhs73.07 billion.
McCone Properties data drawn from Dubai Land Department records showed 385 bare plots sold for Dhs6.6 billion in the first nine months of 2026 alone. The broader land figures released this week incorporate both residential and commercial categories that drive development pipelines across the emirate. Projectory Research quarterly reports have similarly highlighted land’s outsized role in high-value segments even as overall market volumes adjusted from 2025 peaks.
The Dubai Land Department has published these transaction aggregates without further elaboration on underlying buyer profiles or future projections. Earlier monthly updates from the authority indicated average land deal values near Dhs17.8 billion per month through mid-year. Industry monitors expect the final quarter to maintain similar momentum based on historical registration patterns observed in department registers.
