An analysis published by Al Masdar Al Aqaari of data from the Dubai Land Department placed off-plan office sales at Dh13.1 billion for the January-to-June period. The figure covers 1,668 units sold by developers during the first six months of 2026. Sales during the equivalent period of prior years had been far lower with the full seven years from 2019 to 2025 producing only Dh5.48 billion from 1,821 transactions in total.
Yearly breakdowns in the report showed Dh65.9 million in 2019 followed by a drop to Dh39.4 million in 2020 and just Dh825,000 in 2021. Activity then began to recover with Dh11.5 million in 2022, Dh69.9 million in 2023, Dh664.4 million in 2024 and Dh4.63 billion in 2025. The first-half 2026 total therefore marked a significant acceleration in the sector.
Business Bay topped the list of active areas with Dh6.8 billion across 476 transactions according to the analysis. It was followed by Trade Center Second at Dh1.7 billion from 76 deals and TECOM Site A with Dh1.4 billion from 498 transactions. Dubai Maritime City ranked fourth with sales exceeding Dh1 billion from 87 transactions while the top four locations captured the majority of market activity.
Five developments accounted for 71.7 percent of the sales value and 51.3 percent of transactions during the period the report found. Those projects were Lumena and Lumena Alta by Omniyat, AHS Tower, Shahrukhz by Danube Properties and 31 Above by Beyond. The five produced 856 transactions worth Dh9.4 billion combined.
Transactions valued above Dh20 million numbered 212 and contributed substantially to the total with the Dh20 million to Dh50 million bracket alone generating Dh6.11 billion from 201 deals. The largest volume came in the Dh2 million to Dh5 million segment with 765 transactions worth Dh2.23 billion. Lower price bands also saw activity with 308 deals between Dh1 million and Dh2 million raising Dh536.5 million and 52 units below Dh1 million adding Dh43.2 million.
The Al Masdar Al Aqaari analysis attributed the record to rising demand for premium office space as more regional and international companies establish hubs in the emirate alongside expanded Grade A supply from new developments since 2024. A separate report carried by Arabian Business placed overall Dubai property sales at Dh286.4 billion during the same first-half period with 79,229 transactions. Off-plan activity formed a substantial share of that volume across residential and commercial segments according to the data.
