The Sharjah Real Estate Registration Department reported AED 4.6 billion in real estate transactions for August 2026. A total of 9,139 transactions were completed across the emirate with the traded area for sales reaching 12.5 million square feet. The department noted activity spanned residential, commercial, industrial and agricultural segments.
Ownership certificate transactions led with 4,804 deals representing 52.6 percent of the total according to the department. This was followed by title deed transactions at 2,658 or 29.1 percent. Initial sales contract transactions totalled 978 for 10.7 percent of activity. Mortgage transactions amounted to 430 and were worth AED 654.2 million. Valuation transactions completed the list with 269 deals or 2.9 percent.
Sales transactions occurred in 120 different areas throughout Sharjah. The department recorded 1,220 land transactions, 589 subdivided unit transactions and 555 built-in land transactions. Two deals involved under-construction land and one concerned agricultural land. Overall sales transactions reached 2,367 including 1,676 within Sharjah City.
Muwaileh Commercial recorded the highest number of sales at 278 followed by Al Sajaa Industrial with 174, Al Menhaz with 172 and Al Khan with 144 according to the department’s data. Industrial Area 4 hosted the single largest deal with a land transaction valued at AED 55 million. Al Khan also saw the highest mortgage of the month on built-in land for AED 100 million. In trading value terms Al Menhaz ranked first with AED 610.9 million.
The Central Region saw 555 sales transactions with Industrial 2 leading both in volume at 180 and value at AED 355 million. These results mark a decline from July when the department logged AED 7 billion in transactions through 9,376 deals. The July performance had featured a AED 850 million land sale in Industrial 4 as its peak transaction.
Real estate consultancy Savills found that residential property sales more than doubled in the first half of 2026 to 13,081 from 6,140 in the prior year. The wider market expanded with total transaction value rising 9.3 percent year on year to AED 29.5 billion and the number of deals increasing 23.7 percent to 59,460. Investors from 121 nationalities participated in the market during that period with 11 new real estate projects registered.
