Bayut data published on October 28 showed Dubai asking prices remained mostly unchanged across popular communities in the third quarter of 2026. Changes in affordable and mid-tier locations generally stayed below 3 percent from the previous quarter while luxury and ultra-luxury segments recorded even smaller movements of around 2 percent or less in most cases. The company’s broader property index registered a 0.04 percent increase in citywide sale prices over the three months though values stood 1.55 percent higher than a year earlier.

Search trends pointed to steady interest in established neighbourhoods spanning various budgets from affordable apartments to family-oriented villas and premium waterfront addresses according to the Bayut analysis. Palm Jumeirah and Bluewaters Island drew particular attention in the ultra-luxury apartment segment where asking prices per square foot on Palm Jumeirah rose 3.4 percent to AED 3,490. Jumeirah Village Circle posted average asking prices of AED 1,419 per square foot alongside an estimated rental yield of 7.1 percent.

Dubai Silicon Oasis led searches in the affordable apartment category with studios averaging AED 556,000 and one-bedroom units AED 856,000 while delivering a 7.9 percent yield the report found. Bayut noted that such communities continued to appeal to buyers seeking practical options with competitive returns. The patterns reflect sustained demand breadth across the emirate’s diverse residential offerings.

Villa segments displayed comparable stability with isolated gains in select areas the Bayut figures indicated. Four-bedroom villas on Palm Jumeirah averaged AED 44.1 million in asking prices while equivalent properties in Al Barari climbed 8.2 percent to AED 29.6 million due to limited inventory and the community’s positioning for high-net-worth buyers. DAMAC Hills 2 stood out in the affordable villa bracket with prices at AED 1,054 per square foot.

Rental yield hotspots identified in the report included Dubai Investments Park at 9.5 percent and Discovery Gardens at 8.5 percent for affordable apartments. Al Barari achieved the highest yield of 6.3 percent in the ultra-luxury apartment segment followed by Al Sufouh at 7.1 percent for luxury units. These returns offer reference points for investors in a market that has seen significant international capital inflows over recent years.

The parallel UAE Market Sentiment Survey conducted by Bayut and dubizzle gathered more than 2,000 responses and found 60 percent of buyers described themselves as very confident or cautiously optimistic about the property market over the next five years. Forty-six percent expected prices to increase during the coming 12 months while 34 percent forecasted them to hold steady. Separate analysis from Savills released earlier in October noted resale transaction values rising 18 percent quarter on quarter to AED 25.1 billion signalling growing preference for completed homes amid moderating overall sales volumes.
